The Basin District site is a 212-acre former industrial basin with a drainage pattern shaped by over a century of incremental grading. Rather than impose a conventional street grid, the masterplan routes primary circulation along the site’s existing low points, treating stormwater management as the organizing infrastructure rather than an engineering afterthought layered on top of the plan.
Phase 1, completed in 2024, delivered the district’s central wetland park and the first 400 of an eventual 2,800 planned housing units.
The plan received the Urban Land Institute’s Global Award for Excellence in 2024.
